Creating Value — Design and Development
Uncovering hidden opportunity is realizing what the "highest and best use" of a property is, and how a property's appearance, configuration, use or legal status can be changed to maximize its value.
Portico West's CEO Douglas Pinter has over 25 years of hands-on experience creating value for his own enterprises and client investments. Portico West works closely with an experienced team of professionals including accountants, legal experts as well as structural and land development engineers and contractors to identify, acquire and create a profitable portfolio of real estate assets. Portico West believes collaboration, in depth knowledge, critical thinking and imaginative ideas are the keys to achieving optimal results.
Examples of Portico West's opportunity creation have included purchasing a structure that was a legal residence but used as a chicken coop. Pinter renovated, redesigned and leased it. By forming an investment partnership and using the 1031 exchange rules, he sold the cottage and purchased a multiple unit residential building in probate sale. By satisfying the condominium conversion requirements he turned the building into separately saleable residences and purchased raw land in Sonoma Valley. He formed a design and construction team to produce Villa Montagna, a premier California wine country estate and private resort business opportunity.
This continual process of value creation exemplifies Portico West's ingenuity, persistence and breadth of capabilities.
Portico West is driven by passion, creativity and design expertise, wrapped in impeccable business and negotiating skills. Portico West works to find clarity, generate satisfaction, and create higher value real estate investments. |
